Homes for sale in Bermuda
Buying in Bermuda is unlike buying almost anywhere else: there is no public record of what homes sell for, inventory is tiny, and whether you are even allowed to buy a given property depends on a Government valuation figure attached to it. This page covers what homes actually cost parish by parish, who can buy what, and how to check any specific property free.
What homes cost, parish by parish
Median estimated value of a home in each parish. These are computer-generated estimates across every property with a Government valuation, not asking prices — the for-sale homes advertised at any moment are a thin and unusually expensive slice of this.
| Parish | Median home value |
|---|---|
| Southampton | $1.81M |
| Smith's | $1.72M |
| Paget | $1.40M |
| Hamilton Parish | $1.34M |
| Warwick | $1.23M |
| Devonshire | $1.16M |
| Pembroke | $1.09M |
| St. George's | $955K |
| Sandys | $835K |
Island-wide, Bermuda's housing stock adds up to roughly $32.3 billion. See the full market breakdown, including the priciest and most affordable streets in every parish.
Who is allowed to buy
This is the part that catches overseas buyers out. Bermudians can buy any property. Everyone else is restricted by the property's Annual Rental Value (ARV) — the Government's assessed annual rental figure, not the price.
Thresholds and policy change with Government budgets, so confirm the current position with the Government of Bermuda or a Bermuda attorney before committing to anything. Cahow flags eligibility on every property page, and you can filter the map to show only the homes a non-Bermudian or PRC holder can buy.

Because no sale prices are published in Bermuda, there is no easy way to tell whether an asking price is sane. Cahow gives every home on the island a free estimate built from its official ARV, adjusted to today's market and its lot size — including homes that have never been for sale, so you can value the ones next door as a sanity check. Search an address, street or traditional Bermudian house name.

Most people arriving in Bermuda rent first. Landlords list apartments directly on Cahow Rent Connect — no agent, no fees, and you message the landlord through the site.
Estimates are computer-generated from public government valuation data, lot size and area price trends — not appraisals, listing prices, or legal, tax or investment advice. Eligibility thresholds are set by the Government of Bermuda and change; confirm current rules and any licence requirement with the Government or a Bermuda attorney, and confirm value with a licensed Bermuda real estate agent or appraiser before acting.
