Cahow estimates the value of every tracked home in Bermuda — houses, condos and apartments across all nine parishes, whether or not they have ever been listed for sale. Estimates are built from each property's official Annual Rental Value in the Government's valuation list, scaled to today's market and adjusted for lot size. Together they add up to a picture of the whole island: which parishes command the highest prices, and which streets within each parish sit at the top and bottom of the market. What's behind these numbers

Every figure on this page is computed from the Cahow Estimate for each individual home: the Government ARV scaled by a parish-level market multiplier, a progressive curve (luxury homes trade at higher multiples of rental value than modest ones), and a lot-size adjustment — land is scarce in Bermuda, and acreage moves prices. Parish medians tell you where the market's centre of gravity sits, but the street tables show how wide the spread is inside a single parish: waterfront lanes and hilltop estates can be worth five times the parish median, while dense apartment streets sit well below it.

Estimates are computer-generated from public government valuation data, lot size and area price trends — not appraisals or listing prices.
