How Bermuda land tax works
Every developed property in Bermuda has an ARV set by the Government's Land Valuation Department — an assessment of what the property could rent for annually. Your land tax is computed by applying each band's rate to the slice of your ARV that falls inside it, then adding the slices together. Because the bands are progressive, a modest apartment pays a small fraction of what a large waterfront home pays.
