Terms of Use

These are the rules for using Cahow. We've written them in plain English because we'd rather you actually read them. By using the site you're agreeing to what's below — if you don't agree with something, please don't use Cahow, and do tell us why — message us on Instagram or Facebook.

What Cahow is

Cahow publishes free computer-generated market value estimates for every property in Bermuda, built from the Government's Annual Rental Value (ARV) data and the Bermuda Planning GIS. Alongside that we run a free rental marketplace, an agent directory, and tools that let people add photos, house names and sale prices to the homes they know. We're a small local team. Everything on the site is free to use right now, and we'll tell you clearly if that ever changes.

Estimates are not appraisals — please read this bit

Every value figure on Cahow is a computer-generated estimate, produced automatically from public government data and area trends. It is not an appraisal, not a valuation, not a survey, not a listing price, and not financial, investment, tax or legal advice. Nobody has visited the property. The maths does not know about your renovations, your roof, your view, a boundary dispute, or what a buyer would actually pay on the day.

Do not rely on a Cahow estimate for buying, selling, lending, insuring, taxing or any legal decision. Before you act on a number, confirm it with a licensed Bermuda real estate agent, a qualified appraiser, or an attorney. Estimates can be wrong, sometimes by a lot, and we make no promise of accuracy for any individual property.

We're not the Government

Cahow is an independent, privately run website. We are not affiliated with, endorsed by, or connected to the Government of Bermuda, the Land Valuation Department, the Office of the Tax Commissioner, or any other public body. We use publicly available data; they don't check our work. Anything official — your ARV, your assessment number, what you owe in land tax — should be confirmed with the Government directly.

Your account

You can sign up with an email and password or with Google. Keep your login to yourself; you're responsible for what happens under your account. Give us real information, and one account per person please. You can delete your account at any time.

What you post

Rental listings, photos, sale prices, house names, messages, agent details — all of that is your content, and you stay responsible for it. When you post it you're telling us:

You keep ownership of what you post. You give us a non-exclusive, royalty-free licence to store, display, resize and share it on Cahow so the site can do its job — for example showing your listing photo in search results. That licence ends when you delete the content, apart from copies that may sit in backups for a while.

We can remove content, hide a listing, or suspend an account at our discretion — usually because something broke the rules above, and often after a single message from us asking you to fix it. If we've got it wrong, email us and we'll sort it out.

Rentals are between the landlord and the renter

The rental marketplace is a free noticeboard, nothing more. We don't vet landlords, screen renters, verify ownership, inspect apartments, check references, hold deposits or take a fee. We are not an agent, not a party to any tenancy, and not involved in any agreement or dispute that comes out of a listing.

So use normal common sense: view a place in person before committing, meet in daylight and tell someone where you're going, and never send money — a deposit, a holding fee, anything — to someone you haven't met and verified. If a listing feels off, report it and we'll look at it.

Messaging and fair use

In-app messages are for genuine conversations about homes. No spam, no bulk marketing, no harassment, no chain messages. Don't scrape the site, don't run bots against it, and don't harvest users' details, listings or contact information for any list, database or mailing. Automated collection of our data or our users is not allowed.

The service is provided "as is"

Cahow is free and offered as it is, with no warranty of any kind — not of accuracy, completeness, availability, or fitness for any particular purpose. Data can be out of date or plain wrong. The site can go down. Features can change, and we may add, alter or shut down any part of Cahow (or all of it) at any time.

To the fullest extent Bermuda law allows, we are not liable for any loss you suffer through using Cahow or relying on anything published here — including lost money, lost opportunities, or a deal that went badly. Nothing in these terms limits liability that can't be limited by law.

If it's your property

We want the data right. If something about your home is wrong, use the correction tools on the property page — you can fix the details, add or replace a photo, correct the house name, or claim the home as its owner. If you'd rather information about your property was taken down, message us on Instagram or Facebook from an account we can tie to the property, and tell us the address and what you'd like removed. Tell us and it gets fixed; we read every message.

Changes to these terms

We'll update this page when things change and move the date at the top. If a change is significant we'll say so on the site rather than quietly hoping you don't notice.

Governing law

These terms are governed by the laws of Bermuda, and the courts of Bermuda have jurisdiction over any dispute arising from them or from your use of Cahow.
